Effective Date: October 26, 2026 | Last Updated: October 26, 2026
1. Agreement to Terms
These Terms of Service ("Terms") govern access to and use of USIG.AI and its related subdomains and applications (collectively, the "Platform"), operated by USIG LLC ("USIG," "we," "us," or "our"). By accessing the Platform, creating an account, subscribing to a USIG software tool, or engaging USIG for real estate brokerage, mortgage brokerage, or advisory services, you ("you" or "User") agree to be bound by these Terms. If you do not agree, do not use the Platform or its services.
2. Who We Are
USIG LLC operates as a real estate, mortgage, and capital advisory firm, and provides AI-driven software tools under the USIG.AI brand. Services include, without limitation:
- Residential and commercial real estate brokerage services
- Mortgage brokerage and loan origination services
- Investor advisory and business growth consulting
- Subscription software tools, including the Residential Investment Analyzer, Commercial Property Analysis tool, and Financing Tool & Analysis
3. Software Tools & Subscriptions
USIG's software tools (each, a "Tool") are offered on a free-trial basis followed by a paid monthly or annual subscription. By subscribing, you authorize USIG and its payment processor (Stripe) to charge your payment method on a recurring basis until you cancel.
- Trials. Free trial terms, including duration, are as stated on the applicable Tool's page at the time of signup and may be changed prospectively at USIG's discretion.
- Billing. Subscriptions renew automatically at the then-current rate unless cancelled before the renewal date. Fees are non-refundable except where required by law.
- Cancellation. You may cancel at any time through your account settings or by contacting us; cancellation takes effect at the end of the current billing period.
- Changes. USIG may modify features, pricing, or availability of any Tool with reasonable notice.
- Your own licensing. The Tools are software for use by real estate, mortgage, and investment professionals. If a Tool allows or requires you to enter your own professional license number (such as your own NMLS ID or DRE license), you are solely responsible for the accuracy of that information and for holding any license required for your own use of the Tool and its outputs. USIG does not verify, endorse, or take responsibility for a subscriber's professional licensing, and the licensing disclosure in Section 2 above refers only to USIG LLC's own direct services, not to your use of the Tools.
4. Not Advice — Decision-Support Only
Nothing on the Platform should be construed as personalized investment, legal, or tax advice. You should consult a licensed attorney, CPA, or financial advisor before making decisions based on content or Tool outputs obtained through the Platform.
5. Accounts
You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. You must provide accurate information and promptly update it if it changes. USIG may suspend or terminate accounts that violate these Terms, misuse the Platform, or engage in fraudulent activity.
6. Acceptable Use
You agree not to: (a) use the Platform for any unlawful purpose; (b) attempt to reverse-engineer, scrape, or resell access to any Tool without authorization; (c) upload content that infringes a third party's rights; or (d) interfere with the security or normal operation of the Platform.
7. Intellectual Property
The Platform, its Tools, underlying software, designs, trademarks (including "USIG" and "USIG.AI"), and content are owned by USIG LLC or its licensors and protected by applicable intellectual property laws. No rights are granted to you except the limited right to use the Platform as permitted by these Terms.
8. Third-Party Services
The Platform may link to or integrate with third-party services (including payment processing, scheduling, CRM, and communications tools). USIG is not responsible for the content, policies, or practices of third-party services, which are governed by their own terms.
9. Disclaimers & Limitation of Liability
The Platform and its Tools are provided "as is" and "as available," without warranties of any kind, express or implied, including fitness for a particular purpose or non-infringement. To the fullest extent permitted by law, USIG LLC, its principals, and affiliates shall not be liable for any indirect, incidental, special, or consequential damages, or for any investment, financial, or business decision made in reliance on Platform content or Tool outputs. USIG's total aggregate liability for any claim arising from use of the Platform shall not exceed the amount you paid USIG in the twelve (12) months preceding the claim.
10. Indemnification
You agree to indemnify and hold harmless USIG LLC and its principals from any claims, damages, or expenses arising from your use of the Platform, your violation of these Terms, or your violation of any third-party right.
11. Governing Law
These Terms are governed by the laws of the State of California, without regard to conflict-of-laws principles, without prejudice to USIG LLC's formation under the laws of the State of Nevada. Any dispute shall be resolved in a court of competent jurisdiction located in California.
12. Changes to These Terms
USIG may update these Terms from time to time. Continued use of the Platform after an update constitutes acceptance of the revised Terms. The "Last Updated" date above reflects the most recent revision.
